My name is Andy Stavros, Real Estate Broker with Douglas Elliman in Newport
Beach. I am representing my client and owner of 2212 W Oceanfront, Mario
Sustayta.
My client purchased this property in October of 2018 as an investment property
that he was planning to rent, and to be able to enjoy the home various weekends.
Unfortunately, my client is not able utilize the property as he hoped as he has
been unable to obtain a Short Term Lodging permit.
The property is a multi -family dwelling with two units in a location surrounded by
other multi -family properties, commercial properties and restaurants. There are
multiple properties surrounding 2212 W Oceanfront that have Short Term
Lodging permits, including the property next door, and many others on the same
block (Please see the map I included highlighting surrounding Short Term
Lodging permits).
Although the property does not currently have an R2 zoning designation, it is a
multi -family home similar to other properties in Newport Beach that are allowed
to be issued a Short Term Lodging permit. Given its location and surroundings,
this would be an ideal property to be allowed to rent short term, and I don't see
how this would pose as an added nuisance to any neighboring properties.
We appreciate your consideration in allowing Mario Sustayta to obtain a Short
Term Lodging permit for this property.
