ROAD EASEMENT
THE CITY OF NEWPORT BEACH, a municipal corporation, does hereby grant to SOUTHERN
CALIFORNIA EDISON COMPANY, a corporation, its successors and assigns, hereinafter called Grantee,
an easement and right of way to construct, reconstruct, use, maintain and repair a proposed/existing
and proposed roadways in, on, over, along and across that certain real property in the County of
Orange, State of California, described as follows:
Those portions of Block 51 of the Irvine's Subdivision, in the City of Newport Beach.
County of Orange, State of California, as shown on the map filed in Book 1, page 88, of
Miscellaneous Maps, in the Office of the County Recorder of said county.
The approximate location of said roadways are described on the Exhibit A-2 and shown on the
Exhibit B-2 both attached hereto, and by this reference made a part hereof.
In the event that public roads are constructed, which in the sole opinion of the Grantee, Its
successors or assigns. will provide Grantee with access as convenient and adequate as that which
Grantee, its successors or assigns, may then be using, Grantee. its successors or assigns, agree to
quitclaim any such portion or portions of the rights herein granted which are no longer required
hereunder as may be determined by Grantee, its successors7'ceor assigns.

A 26.00' wide strip of land over a portion of Block 51 of the Irvine's Subdivision, in
the City of Newport Beach, County of Orange, State of California, as shown on a map
filed in Book 1, Page 88, of Miscellaneous Maps, in the office of the county recorder
of said county, being a portion of that parcel of land (Parcel 10094) granted to the
San Joaquin Hills Transportation Agency by a deed recorded September 3, 1993, as
Instrument No. 93-0598813, Official Records of said county, the centerline of said
strip more particularly described as follows:
Beginning at the southerly corner of the northwesterly one-half of the southeasterly
one-half of Block 50 of said Irvine's Subdivision, as said corner is shown on a map
attached to a deed to said County of Orange, recorded in Book 1055, Page 115 of
said Official Records;
thence along the centerline of Jamboree Road (132.00' wide), as described in the
deed to the City of Newport Beach, recorded June 6, 1962 in Book 6135, page 155
of said Official Records, South 40 Degrees 39 Minutes 40 Seconds West a distance
of 112.69 feet to the beginning of a curve concave to the southeast and having a
radius of 1599.94 feet;
thence continuing along said centerline, southwesterly, along said curve through a
central angle of 05 Degrees 07 Minutes 14 Seconds, an arc distance of 142.99 feet
to a radial line of said curve which bears North 54 Degrees 27 Minutes 34 Seconds
West;
thence leaving said centerline and along said radial line, South 54 Degrees 27 Minutes
34 Seconds East a distance of 66.00 feet to a point in the southeasterly line of said
Jamboree Road (132.00' wide) and the northwesterly line of said Parcel 10094;
thence northeasterly, along said southeasterly line Jamboree Road and northwesterly
line Parcel 10094, being a curve, concave to the southeast, having a radius of
1533.94 feet, concentric with and 66.00 feet southeasterly from the aforementioned
curve described above as the centerline of Jamboree Road (132.00' wide), through
a central angle of 02 Degrees 12 Minutes 14 Seconds, an arc distance of 59.00 feet
to a radial line of said curve which bears North 52 Degrees 15 Minutes 20 Seconds

and public utility easement reserved in the "Memorandum of Lease" recorded July 19,
1996 as Instrument No. 96-0369208, Official Records of said Orange County, said
point being the true point of beginning;
thence continuing along said radial line South 52 Degrees 15 Minutes 20 Seconds East
a distance of 28.35 feet;
thence leaving said radial line North 34 Degrees 15 Minutes 38 Seconds East a
distance of 30.56 feet to the beginning of a curve concave to the south and having
a radius of 47.00 feet;
thence northeasterly, easterly, and southeasterly along said curve, through a central
angle of 122 Degrees 09 Minutes 06 Seconds an arc distance of 100.20 feet;
thence South 23 Degrees 35 Minutes 16 Seconds East a distance of 90.92 feet to a
point hereinafter referred to as Point "A";
thence continuing along said line South 23 Degrees 35 Minutes 16 Seconds East a
distance of 16.81 feet to a point on the southeasterly line of said Parcel 10094.
The sidelines of said strip are to be lengthened or shortened so as to terminate
northwesterly at the southwesterly line said 15.00' wide easement reserved in the
"Memorandum of Lease" recorded as Instrument No. 96-0369208, Official Records
of said county and southeasterly at said southeasterly line Parcel 10094.
