A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF NEWPORT BEACH RECOMMENDING APPROVAL TO THE CITY
COUNCIL OF AN AMENDMENT TO DISTRICTING MAPS
NUMBERS 1 -6, 9 -11, 13, 15 -18, 21 -30, 32, 36 -45, 48 -50, 52 -54, 60 -61,
AND 64 -65 TO RECLASSIFY ALL PARCELS CURRENTLY ZONED
R -3, R -4, A -P, C -N, C-O, C -1, C -2, U AND ALL PARCELS WITH THE
'H' AND "Z" COMBINING DISTRICTS TO THE R -1, R -2, MFR, RSC,
RMC, APF, M -1 -A, GEIF, OS -A AND PC ZONING DISTRICTS IN
ORDER TO CREATE CONSISTENCY BETWEEN THE DISTRICTING
MAPS, THE PROPOSED ZONING CODE, AND THE GENERAL PLAN
LAND USE ELEMENT AMENDMENTS APPROVED ON OCTOBER
24, 1988 [AMENDMENT 846]
WHEREAS, in 1989 and 1990 the City of Newport Beach adopted new zoning districts to
implement the policies of the Land Use Element of the General Plan and;
WHEREAS, the new zoning districts were also intended to replace the R -A, R -3, R -4, A -P, C -N,
C -O, C -1, C -2 and U Districts and the H and Z Combining Districts; and
WHEREAS, the R -A, R -3, R -4, A -P, C -N, C -O, C -1, C -2 and U Districts and the H and Z
Combining Districts are no longer suitable to implement land use policy and should be deleted from the
Zoning Code; and
WHEREAS, prior to the deletion of the R -A, R -3, R-4, A -P, C -N, C -O, C -1, C -2 and U Districts
and the H and Z Combining Districts, all properties within these districts need to be reclassified to other
zoning districts; and
WHEREAS, on July 18, August 8, August 25, September 5, September 19, and October 10,
1996, the Planning Commission of the City of Newport Beach held public hearings regarding
Amendment 846 and
WHEREAS, the public was duly noticed of the public hearing; and
WHEREAS, pursuant to the California Environmental Quality Act, it has been determined that
the previously certified Environmental Impact Report (EIR 140) prepared for the General Plan update
is adequate to serve as the environmental document for this project.
NOW THEREFORE BE IT RESOLVED, that the Planning Commission of the City of Newport
Beach does hereby recommend that the City Council of the City of Newport Beach approve Amendment
No. 846 to amend Districting Maps Numbers 1 -6, 9 -11, 13, 15 -18, 21 -30, 32, 36 -45, 48 -50, 52 -54, 60-
61, AND 64 -65 to read as provided in attached Exhibit "A"
ADOPTED this 10th day of October, 1996, by the following vote, to wit
