A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY
OF NEWPORT BEACH RECOMMENDING APPROVAL TO THE
CITY COUNCIL OF AN AMENDMENT TO THE LAND USE
ELEMENT OF THE NEWPORT BEACH GENERAL PLAN AND THE
LOCAL COASTAL PROGRAM LAND USE PLAN [GENERAL PLAN
AMENDMENT 98 -1 (D)/LCP NO. 49]
WHEREAS, pursuant to Section 65300 of the California Government Code, the City of
Newport Beach is required to prepare and adopt a comprehensive, long -term, general plan for the
physical development of the city and any land outside of its boundaries which bears relation to
its planning; and
WHEREAS, approximately two - tenths of an acre of land associated with property located
at 4700 Surrey Drive was inadvertently excluded when that property was annexed to the City of
Newport Beach in 1977; and
WHEREAS, that the subject property needs to be incorporated into the land use planning
documents of the City of Newport Beach so it can be joined with the property located at 4700
Surrey Drive; and
WHEREAS, on March 19, 1998, the Planning Commission of the City of Newport Beach
held a public hearing regarding General Plan Amendment 98 -1 (D) and Local Coastal Program
Amendment 49; and
WHEREAS, the public was duly noticed of the public hearing; and
WHEREAS, pursuant to the California Environmental Quality Act, it has been determined
that the proposed amendment is categorically exempt under Class 5, minor alterations in land use
limitations.

NOW THEREFORE BE IT RESOLVED, that the Planning Commission of the City of
Newport Beach does hereby recommend that the City Council of the City of Newport Beach
approve General Plan Amendment 98 -1 (D) to amend the Land Use Element of the General Plan
and the Local Coastal Program Land Use Plan to designate the subject property to Residential
Single Family Detached.
