Gentlemen: u On January 14, 1963 Mr. Sidney Kibrick of Triangle Subdivisions entered into an agreement with the City of Newport Beach. This agreement pertained to the height of an encroachment over an easement. The height of the encroachment was to be 1.3 feet 3 :inches above the surface of lot 1 of tract 1080, which is now commonly known as the Caribe Balboa Apartments. Great Vies -tern Savings and Loan Association has acquired ownership of the property from ?fir. Kibrich. Because the necessary plumbing associated with the kitchens and baths located directly over the easement is suspended below the ceiling of the easement, the 13 feet 3 inch height can not be maintained. Since such plumbing is normally of an unsightly appearance Great ,festern would like to enclose it within a suspended or soffitted ceiling. The height that can be attained above the lot surface to the underside of the ceiling will be 10 feet 3 inch 0 . Architectural drawings showing the area of the suspended ceiling and indicating the approximate location of the plumbing accompany this request. Great Western Savings therefore asks the City of Neurport Beach to consider this inherent construction feature and requests their permission to establish. the 10 foot 3 inch ceiling height..
