HomeMy WebLinkAbout92-39 - An Amendment Re-Zoning the Properties Commonly Known as San Diego Creek North and Jamboree /Mac Arthur from the U District to the P-C (Planned Community) District and Adopting Planned Community District Regulations and Development Plan for San DieORDINANCE NO. 92 -39 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF NEWPORT BEACH ADOPTING AN AMENDMENT RE -ZONING THE PROPERTIES COMMONLY KNOWN AS SAN DIEGO CREEK NORTH AND JAMBOREE /MAC • ARTHUR FROM THE U DISTRICT TO THE P -C (PLANNED COMMUNITY) DISTRICT AND ADOPTING PLANNED COMMUNITY DISTRICT REGULATIONS AND DEVELOPMENT PLAN FOR SAN DIEGO CREEK NORTH - JAMBOREE MAC ARTHUR (PLANNING COMMISSION AMENDMENT NO. 768) The City Council of the City of Newport Beach DOES ORDAIN as follows: SECTION 1. The subject property is the following real property in the City of Newport Beach, County of Orange, State of California: San Diego Creek North: • That portion of Lot 146, Block 51 of Irvine's Subdivision, as shown on a map recorded in Book 1, Page 88 of Miscellaneous Maps, Records of Orange County, California. Jamboree /MacArthur: That portion of Lot 145, Block 50 of Irvine's Subdivision, as shown on a map recorded in Book 1, Page 88 of Miscellaneous Maps, Records of Orange County, California. as shown in the attached Exhibit "A" and hereinafter referred to as "Property ". Title 20 of the Newport Beach Municipal Code is hereby amended to rezone all of the above described Property from U District to the Planned Community (P -C) District, designate said Property as the San Diego Creek North - Jamboree /MacArthur Planned Community. SECTION 2. The Planning Director of the City of Newport Beach is hereby instructed and directed to change Districting Maps 44 and 66, referred to in Section 20.01.050 of the Newport Beach Municipal Code, and by such reference is made a part of Title 20, to reflect said change as described in Section 1 hereof, and shown in the attached Exhibit "B ", and when said Districting Maps have been so amended, the same shall be in full force and effect and be a part of Title 20 of the Newport Beach Municipal Code. SECTION 3. Development of the property, which is rezoned P -C pursuant to this Ordinance, shall be as specified in the Planned Community District Regulations and Development Plan which is also approved and adopted pursuant to this Ordinance, and which specifies the permitted land uses, intensity and density limits and development . standards and regulations for the property as set forth in the attached Exhibit "C." SECTION 4. The Planning Director of the City of Newport Beach is also hereby instructed and directed to apply all of the provisions of said Planned Community District Regulations and Development Plan to the Property as described herein; the same shall be in full force and effect and be a part of Title 20 of the Newport Beach Municipal Code. SECTION 5. The Mayor shall sign and the City Clerk shall attest to the passage of this Ordinance. This Ordinance shall be published once in the official newspaper of the City within fifteen (15) days of its adoption. Preservation and restoration of existing habitat �nd wetlands. 2. Habitat and wetland creation and enhancement. 3. Ecological and agricultural research. 4. Utilities S. Preservation and restoration of existing habitat and wetlands. 2. Passive and active public recreation facilities such as hiking, biking, scenic outlooks, picnicking and ec}uestrian trails. 3. Biotic gardens. 4. Other uses that the Planning commission finds comp'iatible with the natural amenities of this parcel. 5. Transportation corridors, appurtenant facilities, arterial highways and vehicular access to the other permit ed uses. 6. Utilities and water tanks. 7. Fuel modifications zones. S.
