RESOLUTION NO. 5482
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
NEWPORT BEACH DECLARING ITS INTENTION TO PROCESS
A ZONE CHANGE
WHEREAS, the City Council is concerned with the congestion
and density on the Balboa Peninsula easterly of McFadden Place; and
WHEREAS, some property is in the R ®4 District which per-
mits a greater density than may be desirable in this area of the
City; and
WHEREAS, it appears it may enhance the health, safety and
general welfare and be in the public interest to rezone certain
property from the R ®4 District to the R ®3 District;
NOW, THEREFORE, BE IT RESOLVED that the City Council
hereby declares its intention to process a zone change to consider
transferring from the R ®4 District to the R ®3 District the follow-
ing described property, to wits
All of Block 19, 1st Addition to Newport Beach Tract,
as shown on a map recorded in Book 3, page 27, of
Miscellaneous Maps;
Lots 1 through 13, Block 13; Lots 5 through 13, Block
15; Lots 1 through 13, Block 16; Lots 1 through 13,
Block 17; Lots 1 through 14, Block 18; Lots 11 through
16, Block 117, Section B, Newport Beach Tract, as shown
on a map recorded in Book 4, page 27, of Miscellaneous
Maps;
Lots 1 through 18, Block 218, and including the area
between same and Bay Avenue on the North, Section B,
Newport Beach Tract, as shown on a map recorded in Book
4, page 27, of Miscellaneous Maps;
Portion of Lot 4, Section 33, Twp. 6, R. 10, more par-
ticularly described as the area northerly of Bay Avenue
to the U. S. Bulkhead Line and between 18th and 19th
Streets;
Lots 1 through 9, Block 14, Tract No. 234, as shown on a
map recorded in Book 13, pages 36 and 37, of Miscellaneous
Maps;
Lot 1, Tract 710, and including the area between same and
U. S. Bulkhead Line, as shown on a map recorded in Book
24, page 16, of Miscellaneous Maps;
Lots 1 through 9, Block 2, Newport Bay Tract, as shown on
a map recorded in Book 4, page 15, of Miscellaneous Maps;
Lots 11 through 20, Block 4, Balboa Tract, as shown on a
map recorded in Book 4, page 11, of Miscellaneous Maps;
All of Block 1 and all of Block 2, Balboa Bayside Tract,
as shown on a map recorded in Book 4, page 78, of Miscel-
laneous Maps;

Lots 21, 22, 82, 83, and 84, Newport Bay Tract, Sub-
division of Block C, as shown on a map recorded in
Book 5, page 25, of Miscellaneous Maps;
all of said maps being recorded in the office of the
County Recorder of Orange County, State of California.
BE IT.FURTHER RESOLVED that this resolution of intention
be referred to. the Planning Commission in order that said Commission
may hold hearings on this proposed zone change and make its report
and recommendation to the City Council.
