4 THE RE S, The Irvine Company, a West Virginia corporation,
5 has executed and delivered to the City of Newport Beach a Grant of
6 Easement, which grants to the City an easement for street and high-
7 way purposes over all that certain land situated in the City of
8 Newport Beach, Co°.znty of orange, State of California, described as
9 follows:

A strip of land 34.00 feet in width in Block 56 of Irvine's
Subdivision as per map recorded in Book 1, page 88 ox M scelm

laneous P;,ecord 1'aps in the office of the County Recorder of
Orange County, the northerly line of said strip of land being

described as follows:

Beginning at Engineer's Station 233 +20 in the centerline or
i:acArthu:: Boulevard (100 feet wide).described as Parcel 2 in

a deed to the State of California recorded in Booig 11047, page
557 of Official Records in the office of said Recorder, said

point of beginning being the northerly line of that certain
50 -foot wide access reservation, the centerline of which is at
17
Engineer's ;station 233 +50 as described in said deed and run-
ning thence at bight angles to said centerline of 1�kacArth,=

Boulevard so:>th 77' 23'30" Freest 50.03 feet to a point on the
westerly line of said MacArthur Boulevard (100 feet wide)

said point being the true point of beginning; thence con -
tinuing S. 77° 23' 306' west 00.29 feet to the beginn-ng of a

tangent curve concave southerly and having a radius of 1,430
feet; thence westerly 59.73 feet along said curve th=ough a

central angle of 2° 23' 3511 to an intersection with a line
parallel wi ha aind o.-stant 110.00 feet westerly measured a'-

right angles from said centerline of 11acArthur Boulevard.

The southerly line of said strip of land shall terminate west
ery on a line parallel with and distant 110.00 feet westerly

of said recorder, on the north by the southerly line of
10 hereinabove described Parcel 1 and on the southwest by a
30.00 foot radius curve concave southwesterly tangent to
11 said westerly line of MacArthur Boulevard and said south-
erly line of hereinabcve described Parcel 1.

SUBJECT TO any and all existing easements and rights of
