the Balboa bay :lab, Inc., on which said lessee has an apartment
building presently under construction; and

an easement from the City for the i- astallaticn by it of underground
electrical facilities on said property as hereinafter described ac
serve said apartment building; and

the City of Newport Beach a grant of easement by which the City
would gran; to Souther -n California Edison Company, a corpora.sion,
its successors and assigns, an easement and -right of way to con-
struct, lay, install, use, maintain., alter, add to, repair, replace,
inspect and /or remove, at any time and from time to time, under -
ground electric ,'.fines and communicadion lines, consisting of wires,
cables, conduits, mar_holes, vaults, pull boxes, markers and other
fixtures and appliances, for conveyi=g electric energy to be used
for light, heat, power, telephone and /or other related uses, in,
on, under and through that certain real property in the City of
Newport Beach, County of Orange, State of California, described as
follows:
Three strips of land, 10 feet in width, lying within. Lot 171,
Block 54 Of irv4 e's Subdivision, as per map recorded ir.
Book 1, page 88, of Miscellaneous Maps, in the office of
the Recorder of said County, the centerlines of said strips
being described as follows:
Strip Gne:
Commencing at a point on the U. S. Bulkhead line extending
from U. S. Bullukead Station No. 129 to U. S. Bulkhead Sta�
Lion No. 130 as said Bulknead line and Bulkhead Stations
are laid out and shown on a map of Newport Bay, California,
showing Harbor lines approved by the War Department Jan-
