A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF NEWPORT BEACH ADOPTING CERTAIN
AMENDMENTS TO THE PLANNED COMMUNITY DEVELOP-
MENT PLAN FOR "NEWPORT PLACE" TO PERMIT
CHANGES IN THE LAND USE MAP AND TEXT, AND
ACCEPTING AN ENVIRONMENTAL DOCUMENT
(AMENDMENT NO. 488)
WHEREAS, Section 20.51.070 of the Newport Beach
Municipal Code provides that final amendments to a Planned
Community Development Plan must be approved by a Resolution
of the City Council setting forth full particulars of the
amendment; and
WHEREAS, the Planning Commission conducted a public
hearing on March 17, 1977 at which time it considered certain
amendments to the Planned Community Development Plan for
"Newport Place "; and
WHEREAS, at said public hearing the Planning Commission
adopted Resolution No. 984 recommending to the City Council that
certain amendments of the Planned Community Development Plan
for "Newport Place" be adopted as follows:

A. Page 12, Part II C be amended to read as
"C. Building Area
Site 1 a . . . . . . 35,000 square feet . . . 0.80 acres
Site 2 b* . . . . . 35,000 square feet . . . 0.80 acres
70,000 square feet . . . 1.60 acres"
B. Page 12, Part II C, asterisk - Site 2 b* should
read as follows:
*Restaurants are permitted uses in Sites 2
and 3. If restaurants are developed, each
square foot of gross floor area devoted to
restaurants shall reduce the amount of permitted
• commercial floor area by 2 square feet. The
maximum amount of gross floor area devoted to
restaurant uses shall not exceed 8,000 square
feet."
WHEREAS, the City Council finds and determines that
certain amendments to said Planned Community Development Plan
for "Newport Place" as set forth above are desirable and
necessary; and

WHEREAS, the
City Council
has conducted
a public
hearing
on the proposed
amendments
in accordance
with all
provisions of law;
NOW, THEREFORE, BE IT RESOLVED that the City Council
hereby approves the proposed amendments to the Planned Community
Development Plan for "Newport Place" as referred to hereinabove.
BE IT FURTHER RESOLVED that the Negative Declaration
in connection herewith be certified and accepted.
