HomeMy WebLinkAbout96-68 - General Plan Amendment 96-1B Land Use ElementRESOLUTION NO. 96-68 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF NEWPORT BEACH ADOPTING GENERAL PLAN AMENDMENT NO. 96 -1(B) AMENDING THE LAND USE ELEMENT OF THE NEWPORT BEACH GENERAL PLAN, TO INCREASE THE • ENTITLEMENT OF THE SYNAGOGUE SITE LOCATED WITHIN THE NORTH FORD PLANNED COMMUNITY DISTRICT [GPA No. 96 -1(B)] WHEREAS, as part of the development and implementation of the City's General Plan, the Land Use Element has been prepared; and WHEREAS, said element of the General Plan sets forth objectives and supporting policies which serve as a guide for future development of the City of Newport Beach; and WHEREAS, the Land Use Element designates the general distribution and general location and extent of the uses of land and building intensities in a number of ways, including residential land use categories and population projections, commercial floor area limitations, and the floor area ratio ordinances; and WHEREAS, pursuant to Section 707 of the Charter of the City of Newport Beach, the Planning Commission has held a duly noticed public hearing to consider a certain amendment to the above referenced element of the Newport Beach General Plan; WHEREAS, in conjunction with the consideration of the above referenced amendment to the Land Use Element of the General Plan, the project has been determined to be Categorically Exempt from the provisions of the California Environmental Quality Act (CEQA) under Class 5 (Minor Alteration in Land Use Limitations), inasmuch as the site is currently zoned for religious facilities use. NOW, THEREFORE BE IT RESOLVED by the City Council of the City of Newport Beach that General Plan Amendment No. 96 -1(B), to increase the entitlement of the • synagogue site to 71,150 sq.ft. (to allow 40,000 sq.ft. of future growth) is hereby approved for: That property located in the North Ford Planned Community, bounded by Jamboree Road, Bison Avenue and Camelback Street (Portion of Area 2), on the southerly side of Camelback Street (1011 Camelback Street). Res. 96 -68 NOW, THEREFORE BE IT FURTHER RESOLVED by the City Council of the City of Newport Beach that General Plan Amendment No. 96 -1(B) is hereby approved and that Statistical Area L -3, 2 -2 (NF Area 2) of the Land Use Element is amended to read as follows: Land Use Element Page 74 -75: • 2 -2. NF Area 2. This area is designated Governmental, Educational and Institutional Facilities, and General Industry. [GPA 90 -1(G)] [GPA 93- 3(B)]. The development allocation is as follows: Synagogue site: 71,150 sq.ft Utility Station: 1,000 sq.ft. TIC Corp. Yard: 33,940 sq.ft. General Industry: 110,600 sq.ft. Postal Facility: 55,200 sq.ft. NOW, THEREFORE BE IT FURTHER RESOLVED by the City Council of • the City of Newport Beach that General Plan Amendment No. 96 -1(B) is hereby approved and that by reference, the Land Use Map of the General Plan shall also be amended to reflect the proposed change in the boundaries of the "Governmental, Educational and Institutional Facilities'' designation and the "Industrial' designation.
