Item I D= 3416 &Meeti nq I D =17 I am happy to see Staff is including a landscape plan for this corner and I would like to suggest West Newport has grown up so to speak and needs something beautiful to represent our uniqueness in the form of Sea Life Art and /or water feature(recirculation) of course to add to this area. If lit properly it would make for a much better night view from the Hotel and the purposed cafe that is going in directly across from this property. We are in a exciting period for the once blighted and forgotten Peninsula but, we do seem to have a mishmash of architecture and style from Cape Code to Newport eclectic. The tie that binds all of us together is the Ocean and Surfing. (Dolphins are our most frequent ocean visitors in this part of town). Art at this corner would add beauty, make a Welcome Statement and be a compliment to our new purposed Hotel across the Street. This corner needs to be more than a parking lot across from a grocery store, it needs to make a statement to all visitors traveling down the Peninsula and set the tone "You have arrived" to another interesting part of Newport. It is my understanding that the City is contemplating the purchase of 3201 Newport Blvd. and the vacant lot which provides parking for that building. It is further our understanding that if the City purchases the property there will be about 26 public parking spaces provided. 1) Our property: Building size: 14,906 sq. ft. (apn 423 - 102 -01) Lot size: 9,750 sq. ft. 2) 3201 Newport: Building size: 3,496 sq. ft. (apn 423 - 102 -03) Lot size: 8,000 sq. ft. 3) Vacant parcel: Lot size: 6,900 sq. ft. (apn 423 - 382 -05) We are very concerned of the following; a) That the City is contemplating removing the metered parking immediately in front of our building. b) We already have a CUP for in lieu parking for the restaurant on our property c) Access for our retail and office tenants will be impacted with the distance to the new parking being contemplated from your purchase of 3201 Newport Blvd. d) That the new Lido House Hotel being considered will be 130 rooms with 148 parking spaces being provided, and; (i) None of the said spaces will be for the public but rather 100% of the 148 parking spaces will be for their new hotel (ii) They are contemplating 75 — 85 employees and are saying that employee parking is to be on site and won't impact the neighborhood (we contend that they will be using the new 26 parking spaces that you are creating) I don't know what you are contemplating purchase the properties referenced in #2 & #3 above, but when you compare our building size and the impact our tenants have on parking, and our lot square footage, we are sellers between $4,000,000 and $4,500,000.
