SUBJECT: 2209 PACIFIC DRIVE — VARIANCE NO. 1158
APPROVE IMPROVEMENT PLANS AND SPECIFICATIONS
LOCATION: A PORTION OF BLOCK D, CORONA DEL MAR, LOCATED AT
2209 PACIFIC DRIVE, ON THE SOUTHWESTERLY SIDE OF
PACIFIC DRIVE, BETWEEN AVOCADO AVENUE AND ACACIA
AVENUE, IN CORONA DEL MAR.
OWNERS: Mr. & Mrs. Al Ross, Beverly Hills
RECOMMENDATIONS:
1. Approve the improvement plans and specifications and accept the public
improvements constructed in conjunction with Variance No. 1158.
2. Authorize the City Clerk to release the faithful performance surety in the amount of
$10,000.00.
3. Authorize the City Clerk to release the labor and material surety in the amount of
$10,000.00.
DISCUSSION:
The public improvements constructed in conjunction with Variance No. 1158 located at
2209 Pacific Drive (see attached Exhibit) have been inspected and are satisfactory for
acceptance. The public improvements include the construction of sidewalk along the
Bayside Drive frontage, which will be maintained by the City.
Private improvements include the construction of retaining walls and appurtenances
along the Bayside Drive frontage, entry stairs, retaining walls and appurtenances along
the Pacific Drive frontage which will be maintained by the owner. The owner previously
executed encroachment agreements for the non - standard improvements indemnifying
the City from liability for the non - standard improvements.

The owner of the property, Mr. Ross, has provided the City with labor and material
releases for the work performed in the public right -of -way so that the faithful
performance surety and the labor and material surety can be released at the same
time.
