The project site is approximately 25 acres and is located on the northwest side of Jamboree Road between MacArthur Boulevard and Birch Street within the Koll Center Newport Planned Community. The project application also includes review of Traffic Study No. 119, and Traffic Phasing Ordinance (TPO) analysis for the project. ACTION: Open public hearing and continue to August 17, 2000 ITEM NO.4 SUBJECT: Development Plans Regulations Citywide SUMMARY: A resolution of intent to amend the Zoning Code to require development plans for large commercial and residential projects. REQUIRED Adopt Resolution No. ACTION: ITEM NO. 5. SUBJECT: Coco's Bakery Restaurant 3446 East Coast Highway SUMMARY: Request to permit a modification of the parking requirement for an existing full- service restaurant in conjunction with a remodel and addition of the adjacent tenant space.
