(All Ayes) Item 2: Brookfield Homes (PA2004 -251) 1301 Quail Street • General Plan Amendment, Planned Community Development Plan Amendment & Tentative Tract Map for the development of an 86 unit residential development on a 3.7 acre site. The site is currently designated for the development of a 304 room hotel and is currently used for vehicle storage for an automobile dealership. This item was continued to March 9, 2006 at the request of the applicant. (6 Ayes, 1 Absent). Item 3: JS Residential, L.P. (PA2005 -110) 801 Domingo Drive Approval of Condominium Conversion No. 2005-005 and Tract Map No. 2005 -002 that would convert an existing 6 -unit apartment complex into 6 units for individual ownership and sale. The project also includes the interior and exterior renovation of the existing residences and detached garages and the installation of new site improvements. The application also includes a request for a Modification Permit (MD2006-018) to allow various building /architectural encroachments and allow two substandard garage spaces. The discussion of the Planning Commission centered on the location and design of a proposed trash enclosure, which will be in the side yard along Domingo Drive. Conditions were included in the approval to require additional landscaping to soften the appearance of the enclosure, as well as insuring that the access doors will not encroach on the public sidewalk. This item was approved and is • subject to appeal by the public or City Council. (All Ayes) Planning Commission Agenda February 23, 2006 Page 2 Item 4: Fire Facility Overlay for the proposed Fire Station in Santa Ana Heights (PA 2006 -033). An amendment to Title 20 of the Newport Beach Municipal Code to add a Fire Facility ( "FF ") Overlay District to the Santa Ana Heights Specific Plan text and to apply the overlay to the proposed fire station site located at the northwest comer of Mesa Drive and Acacia Street. The Planning Commission discussed the reasons for the overlay district, and the concurrence of the Santa Ana Heights PAC with the proposal. There will be no separate discussion of these items prior to the time the Commission votes on the motion unless members of the Commission, staff or the public request specific items to be discussed and /or removed from the Consent Calendar for separate action.
