Jim Campbell Senior Planner City of Newport Beach 3300 Newport Boulevard Newport Beach, CA 92658-8915 Re: Hoag Planned Community Development Criteria and District Regulations Dear Mr. Campbell: We respectfully Submit the following recommended revision to the Hoag Hospital Planned Community Development Criteria and District Regulations be considered by the City Council at their hearing on April 16, 2008. Below is the language recommended by the Planning Commission, followed by the proposed revision. Page 3 of the PC Text — Chapter III, Definitions, under "Entitlement, Gross Floor Area" Rephrase the following language in the PC Text: "2. Area of a building which measures less than 10 feet from finished floor to ceiling and is not for general or routine occupancy..." . Recommended revision to read: 2. Area of a medical building, that is not used for general or routine occupancy but rather is for interstial or mechanical occupancies, that measures less than 19 feet from finished floor to ceiling...." This revision is necessary to accommodate anticipated advancements in medical mechanical equipment which requires substantially more than the 10 feet from finished floor to ceiling that was recommended by the Planning Commission in the Hoag Hospital Planned Community Development Criteria and District Regulations. Certain types of medical mechanical equipment currently in use at Hoag require not less than 19 feet between finished floor and ceiling. Thant: you for your consideration in this matter.
