SUBJECT: RELEASE OF SUBDIVISION BONDS FOR NEWPORT BLUFFS
APARTMENTS, TRACT NO. 15584
RECOMMENDATIONS:
1. Authorize the City Clerk to release the Faithful Performance Bond for the
construction of street and storm drain Improvements in Tract No. 15584 (Bond
No. 21- 36 -20).
2. Authorize the City Clerk to release the Labor and Material Bond for the
construction of on -site street and storm drain improvements (Bond No. 21 -36-
20) in six months, provided no claims have been filed.
DISCUSSION:
Douglas Bender and Associates, an agent for the Irvine Company (Irvine Apartment
Communities L.P.), has asked the City to release the subdivisions bonds guaranteeing
the completion of street and storm drain improvements constructed in conjunction with
Tract No. 15584.
The public and private improvements constructed in conjunction with Tract No. 15584
have been inspected and are satisfactory for acceptance. The public improvements
include the construction of water and sewer improvements. The City will maintain
these improvements.
An exhibit is attached showing the location of the subject project.

Environmental Review:
The Environmental review was processed with the approval of Tract No. 15584
through the City of Irvine. This staff report releases the subdivision bonds
guaranteeing completion of on -site tract improvements.
