HomeMy WebLinkAbout(1976, 06/28) - K-7 - AmendedK -7 HILLSIDE bEVEL_OPMENT STANDARDS 6/28/76 In order to ensure the preservation of natural topographic features within the City, the following criteria shall'be used as general guidelines in the preparation and review of plans for any' development on sloping land or near natural bluffs: 1. The proposed development should preserve the natural skyline and the significant topographic features of the site. Particular attentioni should be given to the number and distribution ofi,structures, the design of the street system, and the location of open space. 2. The proposed development should protect and retain significant vegetation, particularly mature trees, on the site. i 3. The proposed development should retain and create open space and view areas. ? 4. The proposed development ghould irovide public access to view areas andeother natural features. 5. The grading plan for the proposedidevelopment should include variable slop ratios and:undulating slopes. b 6. The proposed development should provide adequate set- backs from steep / haracter opes, natural canyons, and natural bluffs in order prevent structures from detracting from the visual of these areas and in order to ensure the s/fety and stability of these areas. 7. The proposed evelopment and grading plan should include specific pro 's ions for the control of all surface and subsurface ainage from the site paying particular attention the quality of water entering the bay and ocean. 8. The proposed development should retain the natural topog- raphy arld should minimize successive padding and terracing of builkinz sites. Adopted Ma}ch 22, 1976 Amended June 28, 1976
