Final Alignment and Connection Point to Bluff Road may be modified as part of Regulatory permitting. Proposed Parking Lot •Landscape to match and enhance park. •92 parking spaces total. (78 parking stalls in lot & 14 curb side parking stalls along access road) •Original SRP approved concept included 97 parking spaces. Newport Banning Ranch 50 ft (min.) Cross Section Through Parking lot Community Outreach Meetings •Presented access road and parking lot concept to Newport Crest HOA in February and April 2016. •Met with various Newport Crest residents. •Met with Ima Loa Court residents (homes closest to the parking lot) to discuss options for the parking lot. •Notified residents within 300 feet of tonight’s public meeting. Sunset Ridge Park Original City Design Concessions •Removed park lighting, other than short bollard safety lighting along walkway. •Defined Park’s Operating Hours as Sunrise to Sunset. (only such park type in the City) •Moved park active areas south and created Residential Landscape Buffer along property line with the Newport Crest Development. •Relocated Tot Lot area and Restrooms further to the south away from Newport Crest Homes. •Installed shorter, Modified backstop to minimize view impacts. •Replaced 8 sycamore trees to minimize view impacts. •Installed Autolock’s on Restrooms at the request of Newport Crest. •Contributed $$ to a property line fence. Sunset Ridge Park Timeline Review current park parking lot plan with City Council tonight. Incorporate any Council Comments into the development of necessary plans and materials needed for the CDP Amendment Application. Submit Application to Coastal Commission to Amend Current SRP Coastal Development Permit to include Access Road & Parking Lot. Next Steps 3/23/10 – City Council Certified Final EIR and Approved SRP Conceptual Plan. 7/23/12 – City Council approved NBR Master Development Plan, Tentative Tract Map & Final EIR which included the Park Access Road. 11/7/13 – City received Coastal Development Permit for SRP. 12/6/14 – SRP Dedicated & Opened to Public.
