SECTION 9102.2 OF THE MU.
NICIPAL CODE OF THE CITY
OF NEWPORT BEACH,
CHANGING THE ZONING OF
CERTAIN PROPERTY.
The City Council of the City
of Newport Beach, does hereby
ordain as follows:
SECTION 1: Section 9102.2 of
the Municipal Code of the City
of Newport Beach is hereby
amended by adding the follow-
ing:
"That the following described
property lying in the City of
Newport Beach, County of Or-
ange, State of California, partic-
ularly described as follows:
Beginning at the intersection
of the easterly line of the 100
foot right of way granted to
the Santa Ana Railroad, a
corporation, by deed dated
October 10, 1889 and record-
ed in Book 10, Page 117 of
deeds, Records of Orange
County, California, and the
westerly prolongation of the
northerly line of Lot 5 as
shown upon a map of Tract
No. 1136, recorded in Miscel-
laneous Maps Book 37, Pages
18 and 19, Records of Orange
County; t h e n c e northerly
along said easterly right of
way line to its intersection
with the southwesterly pro-
longation of the northwest-
erly line of a parcel of land
deeded to the State of Cali-
fornia for public highway
by deed recorded in Book
809, Page 86, official records
of said Orange County; said
point being the true point of
beginning; thence northeast
erly along said northwest-
erly line to the most north-
erly corner of said parcel
and along said City bound.

"R -2 ", and "C -1" Districts and
front -yard setbacks established
as set forth herein:
R -1 District zoning is hereby
applied to that triangular
section of Tract No. 464
bounded by Old County
Road, Broad Street, and
Westminster Avenue south-
erly of Block 1 in Tract No.
27.
R -2 District zoning is hereby
applied to all of Blocks 2,
3, and 7; Lots 1, 2, 3, and 4
of Block 6; Lots 6, 7, 10, 11,
14, 15, 18, 19, and 22, and the
easterly portions of Lots 3, 4,
and 23 as divided by the
northerly and southerly pro-
longations respectively of
the common property line
extending between Lots 5
and 6 and Lots 21 and 22 of
Block 8, and all in Tract No.
27, and also Lots 7 and 8 in
Tract No. 443.
C-1 District zoning is hereby
applied to all of Block 9;
Lots 5, 6, 7, and 8 of Block
6; Lots 1, 2, 5, 8, 9, 12. 13, 16,
17, 20, 21, 24, 25, and 26, and
the westerly portions of Lots
3, 4, and 23 as divided by the
northerly and southerly pro-
longation respectively of the
common property line ex-
tending between Lots 5 and
6, and Lots 21 and 22 of
Block 8, and all in Tract No.
27 and also Lots 1, 2, 3, 4, 5
and 6 in Tract No. 443.
Setbacks for Residential Zon-
ing: Fifteen (15) feet along
Broad Street, and the north-
erly side of Westminster Av-
enue, and the triangular por-
tion of Tract No. 464 facing
Westminster A v e n u e be-
tween Broad and Clay
Streets; and twenty (20) feet
along Orange Avenue, Bolsa
Avenue and Clay Street.
SECTION 2: That the City
Engineer of the City of New-
port Beach is hereby instructed
and directed to change and add
to the above District Map so as
to show the zoning and front -
yard setbacks of said property
as above established, and, as
said District Map has been so
amended, the same shall be and
remain in full force and effect
as a part of Ordinance No. 635
of the City of Newport Beach
and Section 9102.2 of the Muni-
cipal Code of the City of New-
port Beach.
SECTION 3: This Ordinance
shall be published once in the
Newport Harbor Ensign, a news-
paper of general circulation,
printed and published in the
City of Newport Beach, and the
same shall be in full force and
effect thirty (30) days after the
final adoption thereof.
The above and foregoing Ordi-
nance was introduced at a reg-
ular meeting of the City Council
of the City of Newport Beach,
held on the 8th day of Novem-
ber, 1954, and was finally passed
and adopted on the 22nd day of
November, 1954, by the follow-
ing roll call vote, to wit:
AYES, COUNCILMEN: Broer-
ing, Smith, Bennett, Hill.
NOES, COUNCILMEN: None.
ABSENT COUNCILMEN: None.
