ORINANCE NO. 822
AN ORDINANCE CHANGING
THE ZONING OF CERTAIN
REAL PROPERTY IN THE
CITY OF NEWPORT BEACH
The City Council of the City of
Newport Beach does ordain as
follows:
SECTION 1: That Section
9102.2 of Article IX of the Muni-
cipal Code of the City of Newport
Beach is hereby amended as fol-
lows:
That the following described
real property in the City of New-
port Beach, County of Orange,
State of California, to -wit:
A portion of lot 157, block 52,
and a portion of lot 159, block
53, Irvine's subdivision as
shown upon a map recorded in
Miscellaneous Record M a p s,
book 1, page 88, Records of
Orange County, California, and
more particularly described as
follows:
Beginning at the most easterly
corner of lot 77, Tract No. 3082,
as shown upon a map recorded
in Miscellaneous Map Book 91,
pages 12 and 13, Records of
said Orange County, Califor-
nia; thence north 38 °02' 17"
east a distance of 30 feet to a
point in a curve, concave to the
northeast and having a radius
of 2235.44 feet, a radial line to
said curve bears north 38 °02'
17" east; thence southeasterly
along said curve an are dis.
tance of 297.57 feet to a point
of reverse curve, said reverse
curve being concave to the
southwest and having a radius
of 2235.44 feet; thence south-

concave to the northwest and
having a radius of 7480.56 feet;

to last mentioned curve, a dis-
tance of 67.25 feet to a point,
said point being the most
easterly corner of lot 64 of
said Tract No. 3082; thence

the boundary line of said Tract
No. 3082 the following courses

west, 170 feet; South 39 °48'30"
West, 36 feet; North 34 °27'10"
west, 114.28 feet; North 50 °11'
30" west, 110 feet; North 39°
48'30" east, 17.25 feet; north 50°
11'30" west, 334 feet; South.39°
48'30" west, 10 feet; North
50 °11'30" west, 108 feet to the
easterly corner of lot 70, of said
Tract No. 3082; thence north.

line of said Tract No. 3082 the
following courses and dis-

462 feet; North 84 °27'39" east,
30 feet; North 17 °39'41" east,
116.97 feet to the point of be-
ginning.
as shown on the District Map at-
tached to Ordinance No. 635 and
referred to in Section 9102.2 of
said Municipal Code and made a
part thereof, be, and the same is,
hereby re -zoned from a U District
to an R -1 -B District.
SECTION 2: That the Director
of Public Works of the City of
Newport Beach is hereby in.
structed and directed to change
the District Map so as to show
the zoning changes described in
Section 1 hereof, and as said
District Map shall have been so
amended, the same shall remain
in full force and effect and be a
part of Ordinance No. 635 of the
City of Newport Beach and Sec-
tion 9102.2 of the Municipal Code
of the City of Newport Beach.
SECTION 3: This ordinance
shall be published at least once
in the Newport Harbor Ensign, a
newspaper of general circulation,
printed, published and circulated
in the City of Newport Beach and
the same shall be in full force
and effect 30 days after the pas-
sage.
The above and foregoing ordi.
nance was introduced at a regu-
lar meeting of the City Council
of the City of Newport Beach
held on the 22 day of April, 1957,
and was finally passed and
adopted the 24th day of June,
1957, by the following vote, to.
wit:
AYES, COUNCILMEN: Hart,
Wilder, MacKay, Stoddard,
Higbie, Ridderhof.
NOES, COUNCILMEN: None.
ABSENT COUNCILMEN: Hill.
