ORDINANCE NO. 854
AN ORDINANCE OF THE
CITY OF NEWPORT BEACH
AMENDING DISTRICT MAPS
NOS. 2, 3, 27 AND 28 ADOPT-
ED BY SECTION 9102.2 OF
THE NEWPORT BEACH MU-
NICIPAL CODE RELATING
TO ZONING AND SETBACK
LINES.
The City Council of the City of
Newport Beach does ordain as
follows:
SECTION 1: District Maps No.
2 and No. 3 adopted by Section
9102.2 and made a part of Ar-
ticle IX of the Newport Beach
Municipal Code are amended to
establish building setback lines
for the hereinafter described real
property in the City of Newport
Beach, County of Orange, State
of California, as follows:
(a) The building setback line
on the ocean side of Seashore
Drive between 34th and 61st
Streets shall be no feet (0').
SECTION 2: The following
described real property in the
City of Newport Beach, County
of Orange, State of California,
to -wit:
A portion of Lots One Hun-
dred Fifty -nine and One
Hundred Sixty -four in Block
Fifty -three of Irvine's Sub-
division, as shown on a Map
recorded in Book 1, page 88,
of Miscellaneous Maps, rec-
ords of Orange County, Cali-
fornia, more particularly de-
scribed as follows:
Beginning at the Southwest-
erly corner of Tract No. 3004,
recorded in Book 92, pages 1
and 2 of Miscellaneous Maps,
records of Orange County,
California; thence North 87°
38' 30" East along the South-
erly line of said Tract No.
3004, 160.00 feet; thence
Northwesterly a l o n g t h e
Easterly line of said Tract
No. 3004 and along a curve,
concave Westerly, having a
radius of 2988.00 feet, through
an angle of 0° 22' 08" a dis-
tance of 19.24 feet; thence
North 76° 31' 00" East along
the Southerly line of said
Tract, 840.54 feet to the
Southeasterly corner of Lot
Thirty -six of said Tract No.
3004; thence South 13° 29' 00"
East along the Southeasterly
prolongation of the North-

the Northeasterly prolonga-
tion of the Southeasterly line

being a point in the Easterly
line of the Orange County
Flood Control Right of Way,
as said Right of Way is de-
scribed in a deed recorded
April 7th, 1954 in Book 2705,
Page 539 of Official Records
of said Orange County, Cal-
ifornia; thence Northerly
along said Easterly line of
Orange County Flood Con-
trol Right of Way 806.80 feet
to the point of beginning,
as shown on District Maps No. 27
and No. 28 attached to Ordinance
No. 635 and as referred to in
Section 9102.2 of the Newport
Beach Municipal Code and made
a part of Article IX of said Code,
be, and the same is, hereby re-
zoned from a -U District to an
R -1 -B District and said Maps No.
27 and No. 28 are hereby amend-
ed t6 show this zoning change.
SECTION 3: The City Engi-
neer of the City of Newport
Beach is hereby instructed and
directed to change District Maps
Nos. 2, 3, 27, 28 so as to show
the building setback lines de-
scribed in Section 1 hereof and
the zoning change described in
Section 2 hereof, and, as said
District Maps shall have been so
amended, the same shall remain
in full force and effect and be a
part of Ordinance No. 635 of the
City of Newport Beach and Ar-
ticle IX of the Newport Beach
Municipal Code.
SECTION 4: This Ordinance
shall be published once in the
Newport Harbor Ensign, a news-
paper of general circulation,
printed and published in the
City of Newport Beach, and the
same shall be effective 30 days
after the date of its adoption.
This Ordinance was introduced
at a regular meeting of the City
Council of the City of Newport
Beach held on the 11th day of
August, 1958, and was adopted
on the 25th day of August, 1958,
by the following vote, to -wit:

Hart, Lorenz, Kingsley, Atkin-
son, Higbie, Stoddard.
NOES, COUNCILMEN: None.
ABSENT, COUNCILMEN:
Somers.
