CITY OF NEWPORT BEACH Of
AMENDING SECTION 9105.5 SE
AND ADDING SECTION,
9105.8 IN ARTICLE IX OF T
THE NEWPORT BEACH
MUNICIPAL CODE RELAT-
ING.TO PLANNING AND
ZONING.
The City Council of the City
of Newport Beach does ordain
as follows:
SECTION 1: Section 9105.5 of
the Newport Beach Municipal
Code is amended to read:
"SECTION 9105.5. Auto-
. mobile Storage or Parking
Space:
Accessible s t o r a g e or
parking space for the park-
ing of automobiles off the
street shall be provided in
all districts, as follows:
(a) Not less than one (1)
garage space for each sin-
gle family dwelling.
(b) Not less than one (1)
garage space for each fam-
ily unit in any duplex, tri-
plex or dwelling group of
four (4) or less family
units.
(c) Not less than one (1)
garage space for each two
(2) guest rooms in any
rooming house.
(d) Not less than one (l)
parking space for each two
(2) guest rooms in any ho-
tel.
(e) Not less than one (1)
garage space for each of
the first four (4) family
units, and two (2) off - street
parking spaces, one (1.) of
which must be a garage
space, for each additional
family unit, in env dwell-
ing group of more than four
(4) family units.
(f) Not less than two (2)
garage spaces pe r family
unit in any residential 'B'
District.
Parking apace required
for other uses allowed in
any 'R' District and not set
forth above shall be deter-
mined by the Planning
Commission and set forth
as a condition to the grant -
Ing of tha Use Permit for
such usc."
SECTION 2: Section 91.05.8 Is
'added to the Newport Beach
Municipal Code to read: i
"SECTION 9105.8. Conforming Buildings- Buildings- -Ad-
ditions.
Notwithstanding the pro-
visions of Section 9105.7(g)
requiring a Uae Permit for
certain repairs or altera-
tions to non - conforming
buildings, ndditions- to a
building which is non -con-
forming only because such
building does not meet the
yard requirements of this
Article shall be permitted
without a Use Permit under
the following conditions:
(a) The proposed addi-
tions will comply with all
requirements of this Article
in effect on the date the
application for a building
permit is made.
(b) The Planning Director
determines that the con-
struction and maintenance
of the proposed additions,
when considered- in conjunc-
tion with the existing non-
conforming_ building, will not
result in conditions detri-
mental to the health, safety,
comfort or general welfare
of persona in the neighbor-
hood or be detrimental or
injurious to property in the
neighborhood or to the gen-
eral welfare of the City"
SECTION 3: This ordinance i

Newport Harbor News Press, a'
newspaper of general ` eircula -I
tion, printed and published in
the City of Newport Beach. andl

This ordinance was introduced'
at a regular meeting of the
City Council of the City of New-
port Beach held on the 11th
day of Janllery, 1960, and was
adopted on the 8th day of Feb-
ruary, 1960, by the following
vote, to twit:

dard, Hart, Lorenz. - Somers.
NOES: COUNCILMEN: None.
