AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING, PROPERTY AND AMENDING DISTRICT
MAP NO. 48
isThe City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
That portion of Block 55, Irvine's Subdivision, in the
City of Newport Beach, County of Orange, State of
California, as per map filed in Book 1, page 88, Miscellaneous
Record Maps in the office of the County Recorder of said
County, described as follows:
as shown on District Map No. 48, referred to in Section 20.06.030
of the Newport Beach Municipal Code, and by such reference made
a part of Title 20 of said Code, is hereby rezoned from a U District
to a CO -H -UL District, and said District Map No. 48 is hereby
amended to show this zoning change.
SECTION 2. The Director of Community Development of
the City of Newport Beach is hereby instructed and directed to
change District Map No. 48 so as to show the zoning changes

Beginning at the Northwesterly terminus of that certain
course in the Northeasterly boundary of Parcel 1, as per
map filed in Book 10, page 20, Parcel Maps in the office
of said County Recorder, ,shown as "S 49° 08' 28" E 340.83' "
on said map; thence.South 49° 08' 28" East 340.83 feet
along said boundary to an angle point therein; thence
North 69° 28' 02" East 55.48 feet along said boundary and
its prolongation to a point on a non - tangent curve concave
Easterly. having a radius of 2000.00 feet, a radial to said
point bears South 69° 15' 49" West; thence Northerly 361.98
feet along said curve through an angle of 10° 22' 11 ";
thence non - tangent South 79° 38' 00" West 90.00 feet to the
beginning of a curve concave Northerly having a radius of
380.00 feet; thence Westerly 321.33 feet along said curve
through an angle of 48° 26' 59" to a point on the North-
easterly boundary of said Parcel 1, said point being on a
curve concave Northeasterly having a radius of 990.00 feet,
a radial to said point bears South 56° 33' 42" West; thence
Southeasterly 271.33 feet along said curve and boundary
through an angle of 151 42' 10" to the point of beginning.
as shown on District Map No. 48, referred to in Section 20.06.030
of the Newport Beach Municipal Code, and by such reference made
a part of Title 20 of said Code, is hereby rezoned from a U District
to a CO -H -UL District, and said District Map No. 48 is hereby
amended to show this zoning change.
SECTION 2. The Director of Community Development of
the City of Newport Beach is hereby instructed and directed to
change District Map No. 48 so as to show the zoning changes

described in Section 1 hereof, and, as said District Map shall
have been so amended, the same shall be in full force and effect
and be a part of Title 20 of the Newport Beach Municipal Code.
SECTION 3. 'This ordinance shall be published once in
the official newspaper of the City, and the same shall be
effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 14th
day of
