AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING SETBACKS AND AMENDING DIS-
TRICTING MAPS NOS. 15 AND 37
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. Ten -foot setbacks are hereby established
on the south side of realigned Bayside Drive between the existing
McLain Apartment Development and Promontory Bay; on the north
side of Balboa Island Channel between the existing McLain
Apartment Development and Promontory Bay Channel; and along
the east side of Promontory Bay Channel between Bayside Drive
and Balboa Island Channel, of the following described real
property:
That portion of Block 94 of Irvine's Subdivision,
as per map filed in Book 1, page 88, of Miscellaneous
Record Maps, and that portion of Lot B, Tract No. 3867,
as per map filed in Book 301, pages 40 through 46, in-
clusive, of Miscellaneous Maps, in the Office of the
County Recorder of said Orange County, described as
follows:
BEGINNING at `a -point on the U.S. Bulkhead Line,
as shown on U.S. Engineers Maps of Harbor Lines of
Newport Bay, dated March'20; 1936, and also shown on
said Tract No. 3867, said/ "point of beginning being North
89 005'58" West, 1670.81 feet from U.S. Bulkhead Station
101; thence North 0 °54'02" East, 18.00 feet to the South-
west corner of that certain land described in the As-
signment to Robert B. McLain, doing business as McLain
Development Company, recorded January 17, 1968 in Book
8494, page 128 of Official Records, said point being
the TRUE POINT OF BEGINNING: thence along the boundary
of said land the following courses: North 0 °54'02" East,
100.06 feet; thence South 89 005158" East, 15.00 feet;
thence North 0 054102" East, 108.86 feet; thence North
89 005'58" West, 15.00 feet; thence North 62 006112" West,
12.69 feet to the beginning of a curve, concave north-
easterly, having a radius of 64.93 feet; thence northwes-
terly 42.37 feet along said curve through an angle of
37 023104" to a point, a radial to said point bears
South 65 016152" West; thence leaving said boundary and
non - tangent to said curve, North 0 °54102" East, 71.73
feet; thence South 84 048'56" East, 138.78 feet, thence
North 0 054'02" East, 114.99 feet to a point on the north-
easterly line of said Lot B, said northeasterly line
being a non - tangent curve, concave northeasterly, having
a radius of 855.00 feet, a radial to said point bears
South 32 040107" West; thence along the northeasterly

line of said Lot B the following courses: Northwesterly
110.97 feet along said curve through an angle of 7 026'12"
thence North 49 053'41" West, 46.31 feet; thence North
58 041'58" West, 39.21 feet to an angle point in the
easterly line of Lot A of said Tract No. 3867; thence
along said easterly line, South 0 °54102" West, 534.30
feet to a point North 0 054102" East, 18.00 feet from
said U.S. Bulkhead Line; thence South 89 005158" East,
62.00 feet to the TRUE POINT OF BEGINNING,
as shown on Districting Maps Nos.-15 and 37, referred to in
Section 20.06.030 of the Newport Beach Municipal Code, and by
such reference made a part of Title 20 of said Code, and said
Districting Maps Nos. 15 and 37 are hereby amended to include
said setbacks.
SECTION 2. The Director of the Community Development
Department of the City of Newport Beach is hereby instructed and
directed to change Districting Maps Nos.15 and 37 to show the
changes described in Section 1 hereof, and as said Districting
Maps shall have been so amended, the same shall be in full force
and effect and be a part of Title 20 of the Newport Beach Munici-
pal Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of.the City, and the same shall be effec-
tive 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting
of the City Council of the City of Newport Beach held on the
g9th day of Or+nhwr, 1973, and was adopted on the
12th day of November 1973, by the following vote,
to wit:
