AN ORDINANCE OF THE CITY OF NEWPORT BEACH
REZONING PROPERTY AND AMENDING DISTRICTING
MAPS NO. 49 AND 60
The City Council of the City of Newport Beach does
ordain as follows:
SECTION 1. The following described real property in
the City of Newport Beach, County of Orange, State of California,
to wit:
That portion of Block 55, Irvine's Subdivision,
in the City of Newport Beach, County of Orange,
State of California, in accordance with a map
filed in Book 1, page 88, Miscellaneous Record
Maps, records of said County, described as
follows:
BEGINNING at the centerline intersection of Jamboree
Road and Santa Barbara Drive as described in a deed
recorded in Book 9493, page 359, Official Records of
said County; thence South 46° 29' 29" East, 91.00 feet
along the centerline of Santa Barbara Drive, thence
South 43° 30' 31" West, 50.50 feet to the southwesterly
line of Santa Barbara Drive to Point "A" hereinafter
referred to as the TRUE POINT OF BEGINNING; thence
South 46° 29' 29" East, 103.10 feet along said line
to the beginning of a curve therein concave south-
westerly and having a radius of 529.50 feet; thence
southeasterly 307.36 feet along said curve through
• central angle of 330 15' 29" to a point from which
• radial line bears South 76° 46' 00" West, said
point being the most southerly corner of the right -of-
way for said Santa Barbara Drive as described in said
deed recorded in Book 9493, page 359, Official
Records, and said point being also the most north-
westerly corner of the right -of -way for Santa Barbara
Drive as described in deed recorded July 15, 1971, in
Book 9720, page 856, Official.Records of said County,
said northwesterly corner being the beginning of a
curve in the westerly right-of -way line of said Santa
Barbara Drive, concave westerly, having a radius of
529.50 feet, a radial line from said point bears
South 76° 46' 00" West; thence southerly 132.65 feet
along said curve through a central angle of 14° 211 13 ";
thence leaving said westerly right -of -way line of Santa
Barbara Drive, and non - tangent to said curve, North
30° 42' 31" West, 327.68 feet, thence North 80° 58' 37"
West, 179.40 feet; thence South 67° 26' 53" West, 98.55
feet to a point which is South 46° 29' 29" East, 82.00
feet from the City of Newport Beach Standard Monument
marking the southwesterly terminus of that certain course
in the centerline of Jamboree Road shown as "N. 43° 30'
31" E. 859.83 feet" on a map filed in Book 55, page 31,
Parcel Maps, records of said County; thence North
46° 29' 29" West, 16.00 feet to the southeasterly line
of Jamboree Road as described in a deed recorded in
Book 7964, page 631, said Official Records; thence
along said southeasterly line North 43° 30' 31" East,
250.06.feet to the beginning of a curve concave southerly
and having a radius of 25.00 feet; thence easterly 39.27
feet along said curve through an angle of 90° 00' 00" to
the TRUE POINT OF BEGINNING.

RESERVING THEREFROM an easement for landscape
purposes described as follows:
BEGINNING at Point "A" described above, thence
South 460 29' 29" East, 67.05 feet along the
southeasterly line of said Santa Barbara Drive
to a point on a non - tangent curve concave northerly
and having a radius of 147.00 feet, a radial to said
point bears South 230 23' 56" East; thence westerly
132.57 feet along said curve through an angle of
510 40' 19" to the southeasterly.line of said
Jamboree Road; thence North 43° 30' 31" East, 64.10
feet along said line to the beginning of a curve
concave southerly and having a radius of 25.00 feet;
thence easterly 39.37 feet along said curve through
an angle of 900 00' 00" to the POINT OF BEGINNING,
as shown on Districting Maps No. 49 and 60 referred to in Section
20.06.030 of the Newport Beach Municipal Code, and by 'such
reference made a part of Title 20 of said Code, is hereby rezoned
from the P -C and Unclassified Districts to the A -P District, and
said Districting Maps No. 49 and 60 are.hereby amended to show
this zoning change.
SECTION 2. The Community Development Director of the
City of Newport Beach is hereby instructed and directed to change
Districting Maps No. 49 and 60 so as to show the zoning changes
described in Section 1 hereof, and, as said Districting Maps
shall have been so amended, the same shall be in full force and
effect and be a part of Title 20 of the Newport Beach Municipal
Code.
SECTION 3. This ordinance shall be published once in
the official newspaper of the City, and the same shall be effective
30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 30th
day
of
September
1974,
and was
adopted
on the
15th
day
of
October
1974,
by the
following
vote,
to wit:
