Ung, Associate Planner <br />(949) 644 -3208, rung @newportbeachca.gov <br />On October 20, 2011, the Planning Commission conducted a public hearing on the <br />application submitted by the Newport Beach Country Club, Inc. to redevelop the existing <br />golf clubhouse and parking lot. <br />During the hearing, the Commission considered and generally supported the site <br />development review application submitted by the applicant, including the changes <br />incorporated, which addressed the Commission's previous concerns. The Commission <br />expressed a lack of support for maintaining the frontage road to the abutting Armstrong <br />Nursery and a desire to hide the proposed wrought iron fence along East Coast <br />Highway behind additional landscaping. <br />RECOMMENDATION <br />1. Conduct a public hearing; and <br />2. Adopt Resolution No. (Attachment PC1) recommending to the City Council: <br />a) Adoption of Mitigated Negative Declaration No. ND2010 -010, including the <br />Mitigation Monitoring and Report Program; <br />b) Approval of General Plan Amendment No. GP2008 -005, Planned <br />Community Development Plan Amendment No. PC2005 -002; and <br />c) Approval of Site Development Review No. SD2011 -003, Limited Term <br />Permit No. XP2011 -005, and Development Agreement No. DA2010 -005. <br />
