ORDINANCE NO. 85 -31 <br />Y <br />AN ORDINANCE OF THE CITY OF NEWPORT BEACH <br />• AMENDING A PORTION OF DISTRICTING MAP NO. 18 <br />SO AS TO RECLASSIFY CERTAIN PROPERTY <br />FROM THE R -1 AND C -1 DISTRICTS <br />TO THE P -C DISTRICT <br />(Planning Commission Amendment No. 620) <br />The City Council of the City of Newport Beach DOES ORDAIN as follows: <br />SECTION 1. The following real property in the City of Newport <br />Beach, County of Orange, State of California: <br />Lots 58, 59, 60, 61, 62, 63, 64, 65, 66 and 67 in Block "A" of <br />Tract No. 673, as shown on a map thereof recorded in Book 20, pages <br />17 and 18, Miscellaneous Maps, Records of said Orange County, <br />together with a 20.00 -foot alley adjoining said lots, which was <br />vacated by Resolution of the City Council of the City of Newport <br />Beach, a certified copy of which was recorded July 20, 1945 in Book <br />1317, Page 430 of Official Records of said Orange County; and <br />as shown on Districting Map No. 18, referred to in Section 20.01.050 of the <br />Newport Beach Municipal Code, and by such reference made a part of Title 20 of <br />said Code, is hereby amended to rezone said property from the R -1 and C -1 <br />Districts to the Planned Community District and to require approval of a Use <br />• Permit as the Planned Community Development Plan. <br />That portion of Lot 68 in Block A, Tract No. 673, as per map <br />recorded in Book 20, pages 17 and 18 of Miscellaneous Maps, Records <br />of said County, and that portion of that certain 20.00 -foot alley <br />lying northwesterly of and adjacent to said Lot 68, described as <br />follows: <br />• <br />Beginning at the point of intersection of the southeasterly <br />prolongation of the southwesterly line of Lot 58, said tract, with <br />a line parallel with and 10.00 feet northwesterly, measured at <br />right angles from the northwesterly line of said Lot 68, said point <br />of intersection being the beginning of a non - tangent curve concave <br />westerly and having a radius of 52.00 feet, a radial of said curve <br />to said point bears south 74 degrees 12' 30" west; thence southerly <br />along said curve through a central angle of 37 degrees 00' 00" a <br />distance of 33.58 feet to a radial thereof which bears south 68 <br />degrees 47' 30" east'; thence south 76 degrees 30' 00" east 30.66 <br />feet to the northeasterly line of said Lot 68; thence along said <br />northeasterly line and its northwesterly prolongation, north 15 <br />degrees 47' 30" west 46.30 feet to said parallel line, south 74 <br />degrees 12' 30" west 16.27 feet to the point of beginning, <br />as shown on Districting Map No. 18, referred to in Section 20.01.050 of the <br />Newport Beach Municipal Code, and by such reference made a part of Title 20 of <br />said Code, is hereby amended to rezone said property from the R -1 and C -1 <br />Districts to the Planned Community District and to require approval of a Use <br />• Permit as the Planned Community Development Plan. <br />
