ORDINANCE NO. 99 -27 <br />AN ORDINANCE OF THE CITY COUNCIL OF THE CITY <br />OF NEWPORT BEACH APPROVING AMENDMENT NO. 889 <br />FOR A TRANSFER OF DEVELOPMENT RIGHTS FROM <br />FASHION ISLAND PLANNED COMMUNITY AND BLOCK <br />600 OF NEWPORT CENTER TO CORPORATE PLAZA <br />PLANNED COMMUNITY DISTRICT. <br />(AMENDMENT NO. 889) <br />WHEREAS, on October 7, 1999, Planning Commission of the City of Newport <br />Beach held a public hearing regarding this amendment, and recommended approval to the City <br />Council; and <br />WHEREAS, the public was duly noticed of the public hearings; and <br />WHEREAS, on October 25, 1999, the City Council of the City of Newport <br />Beach held a public hearing regarding this amendment at which time amendments to the Fashion <br />Island and Corporate Plaza Community District Regulations were discussed and determined to be in <br />conformance with the "Administrative, Professional and Financial Commercial' designation of the <br />Newport Beach General Plan, and is of the opinion that the proposed amendment does not alter the <br />• professional office character of the subject property or the Corporate Plaza Planned Community <br />District as a whole; and the proposed amendment to transfer entitlement from Newport Center to the <br />Corporate Plaza Planned Community District is consistent with the General Plan; and <br />WHEREAS, the Newport Beach Municipal Code provides specific procedures for <br />the implementation of Planned Community zoning for properties within the City of Newport Beach; <br />and <br />WHEREAS, the City of Newport Beach has determined that the proposed project <br />will not have a significant effect on the environment upon implementation of the mitigation <br />measures set forth in the Negative Declaration prepared for the project pursuant to the California <br />Environmental Quality Act (CEQA) and the State CEQA Guidelines; and <br />WHEREAS, the proposed amendment to the land use limitations of the Corporate <br />Plaza Planned Community District, to increase the permitted amount of development by 45,000 <br />square feet, will apply only to the property within the Corporate Plaza Planned Community, and <br />WHEREAS, the proposed amendment to the land use limitations of the Fashion <br />• Island Planned Community District, to decrease the permitted amount of development by 44,637 <br />square feet, will apply only to the property within the Fashion Island Planned Community and to <br />
