A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF NEWPORT BEACH ADOPTING CERTAIN
® AMENDMENTS TO THE PLANNED COMMUNITY
DEVELOPMENT PLAN FOR HARBOR VIEW HILLS
TO PERMIT CHANGES IN THE LAND USE MAP AND
TEXT AND ACCEPTING AN ENVIRONMENTAL
DOCUMENT (Amendment No. 502)p

WHEREAS, Section 20.51.979 of the Newport Beach
Municipal Code provides that final amendments to a Planned
Community Development Plan must be approved by a Resolution
of the City Council setting forth full particulars of the
amendment; and
WHEREAS, the Planning Commission conducted a public
hearing on January 5, 1978 at which time it considered certain
amendments to the Planned Community Development Plan for
Harbor View Hills; and
WHEREAS, at said public hearing the Planning Commission
adopted Resolution No. 999 recommending to the City Council
that certain amendments of the Planned Community Development
Plan for Harbor View Hills be adopted as follows:
(A) The Land Use Plan for Harbor View Hills Community
be amended to reflect the City Council's action on General Plan
Amendment No. 77 -2 -D, designating the former Reservoir Site
as a combination of Park and Open Space and Hillside, Low - Medium
Density Residential Development similar to adjacent residential
development.
(B) Page 2, Statistical Analysis, is amended to read
as follows:

(C) Section II, General, Pages 3 through 5, be
amended as follows:
The estimated population for the total planning area
has been adjusted from 7,827 to 7,664 to reflect revised unit
counts. The table for Area 2 has been adjusted to reflect the
• following:
Dwelling Units 840 SFD
64 MF
Students
Elementary 495
Junior High 270
Senior High 313
Recreation. The park and open space areas were
increased to a total of 62.5 acres, an increase of 3.7 acres.
The additional 3.7 acres of park and open space is proposed for
residents in Areas 9, 10, 11 and 12.
WHEREAS, the City Council finds and determines that
certain amendments to said Planned Community Development Plan
for Harbor View Hills as set forth above are desirable and
necessary; and
WHEREAS, the City Council has conducted a public
hearing on the proposed amendments in accordance with all
provisions of law;
NOW, THEREFORE, BE IT RESOLVED that the City Council
hereby approves the proposed amendments to the Planned Community
Development Plan for Harbor View Hills as referred to hereinabove.
BE IT FURTHER RESOLVED that the Negative Declaration
in connection herewith be certified and accepted.
