PRGOEDURE FOLLOWED BY PLANNING COMMISSION:
Notice of one public hoarin was emly published in the Newport Harbor Press
on November 23, 1959 and the property was posted on November 23, 1959. One
public hearing was conducted on December 3, 1959.
FINDINGS OF PL&NNING COWUSSION:
TI,e Planning Commisgion recommended approval of the staggered sett cks for
tt.a reason that the hexes in this Tract are to be constructed by the
developer and the setbacks as established will also be made a part of the
lease restrictions.
RECOMMENDATIONS OF PLANNING COMMISSION:
The Planning Comission recom.ende to the City Council, that thio amandmant
to establish staggered front yard setbacks be approved.

AN ORDINANCE OF THE CITY OF NEWPORT BEACH
ESTABLISHING SETBACK LINES AND AMENDING
DISTRICT MAP NO. 32
The City Council of the City of Newport Beach does
ordain as follows
SECTION 1: District Map No. 32 referred to in Section
9102.2 of the Newport Beach Municipal Cade and made a part of
Article IX of said Code is amended Patau the following building
setback lines are hereby established for the hereinafter described
real property in the City of Newport Beach, County of Orange,
State of California, as follows:
The front building setback line for lots 1 to
77, inclusive, in Tract 2202, as per map recorded in Book
1.2.3, pages 22 to 26, inclusive, of Miscellaneous Maps,
Records of Orange County, California, shall be as follows:
Lots 1 and 10, twenty-two feet (221);
Lot 2, thirty-three feet (33');
Lot 3, twenty-four feet (24');
Lots 4, 5, 7, 9, 11 12, 13, 38, 54, 55 and
div, twenty feet (20�);
Lots 6 and 35, twenty-five feet (25') ;
Lots 8 and 75, eighteen feet (18');
Lots 14, 26, 39 and 43, thirteen feet (13');
Lots 15, 17, 19, 22, 23. 24, 40, 46, 47 and
48, eight feet (8');
Lots 16, 18, 20, 25, 41, 42, 44, 45, 58 and
59, seven feet (7');

SECTION 2: The Planning Director of the City of Newport
Beach is hereby instructed and directed to change District Map No.
32 so as to show the building setback lines established in Section
1 hereof, and, as said District Map shall have been so amended,
the same shall remain in full force and effect and be a part of
Article IX of the Newport Beach Municipal Code.
SECTION 3: This ordinance shall be published once in
the Newport Harbor Nears Press, a newspaper of general circulation,
printed and published in the City of Newport Beach, and the :same
>hall be effective 30 days after the date of its adoption.
This ordinance was introduced at a regular meeting of
the City Council of the City of Newport Beach held on the 14th
day of December, 1959, and was adopted on the ,Utp, day of
