income category they are anticipated to develop

Sites Analysis
•This is typically calculated based on the densities permitted in each zone.
•Higher densities (30 du/ac and above for a jurisdiction of Newport Beach’s population) can be anticipated to accommodate the potential for lower income housing.
•Sites can accommodate units for more than one income category, though the total units cannot exceed the total developable capacity of the site.
•For example: 20% available to lower-income, 80% available to above moderate income
•Should accommodate a 15-30% buffer of additional dwelling unit capacity to accommodate lower-income RHNA allocation due to provisions of No Net Loss law

Development
•Promote production of Accessory Dwelling Units (ADUs)
•Methodology based on City’s past history of deed-restricted or recorded affordable
