City of Newport Beach 100 Civic Center Drive Newport Beach, CA 92660 To whom it may concern: We are pleased to submit the plans and supporting documents for the Coastal Development Permit of the Shaoulian Residence located at 110 & 106 Sonora Street, Newport Beach, CA. The proposed project includes the demolition of one existing 1-story single family residence and one existing 2-story single family residence and the construction of a new 3-story plus basement duplex (2- units) and roof decks. One unit has an attached 2-car garage and the second unit has a 1-car garage plus carport. Unit A includes 2,306 square feet of livable, a subterranean basement with 1,350 square feet, and a 200 square foot garage. Unit B includes 2,307 square feet of livable, a subterranean basement with 1,247 square feet, and a 425 square foot garage. The third floor complies with the additional setback requirements and square footage limitation, and the project provides the required open volume area. Pursuant to Section 20.52.080 F of the Newport Beach Municipal Code, the house complies with the R-2 zoning district requirements, is compatible and harmonious with the neighborhood, does not impact the safety of pedestrian or vehicular access in any way, protects significant views from public right-of-way, and has no negative impact on general welfare of persons residing or working in the neighborhood of the proposed development.
