The variance is not consistent or compatible with the Cliffhaven/Newport Heights neighborhood. The height variance will negatively impact the view from surrounding properties. It is difficult to imagine that the current proposed residential design (requiring variance) is the only design that this site will accommodate. My understanding is that the Staff has offered multiple options to the applicant who is not receptive and who persists on presenting the variance required design. The applicant should be asked to refine the design such as no variance is necessary. It is suggested that this project be continued so that variance eliminating design refinements may be accomplished by the applicant or the Planning Commission should deny at this time the current proposed project at 1113 Kings Road.
