I discussed the matter with Deputy Director Jim Campbell. We can process a zoning clearance to consider allowing the steel building to remain; however, we would need to have a detailed site plan showing the before and after configurations inclusive of a preliminary landscaping improvement plan as part of the zoning clearance review. The landscaping should match and/or complement the same in the public right-of-way to the south. Your submittal should include: • A signed Planning Permit application. • A written narrative describing: o How the site was used prior to being occupied by the temporary facility. o How the site will be used going forward. o How frequently the site will be accessed and by who. o Hours of typical access, in particular, from the driveway off MacArthur Boulevard. o The types of vehicles that will access the site. o Any other pertinent information you think would be helpful in demonstrating how the site will function. • A site plan showing the current improvements and what is to be removed. (3 Sets) • A site plan showing the proposed permanent improvements, inclusive of any landscaping (it can be conceptual). The parking spaces along the edge of slope will be removed. 1 PA2019-069 Big Canyon Country Club Supplemental Information provided in connection with Planning Permit application 1901 MacArthur Blvd. 1. Background- In June 2016, owner was issued permit #XP2016-002 (PA2015-212) for the construction of a pre-fabricated steel building as part of its temporary maintenance facility. Owner now seeks a use permit to retain the structure for long term storage of certain high value equipment and golf course maintenance supplies. The steel building was erected on certified, compacted soils with a concrete slab and has fire protection provided by an adjacent hydrant. All such improvements were previously permitted by the Building Division. 2. Historical Use- Subject property has since 1991 been used for the storage of golf course maintenance supplies, landscape maintenance materials, and seldom used equipment. The specific landscape supplies and materials include plants, soils, rock, mulch, sand, etc. 3. Future Use- Upon decommissioning of the temporary facility, the site will be restored to its historical use. Retention of the steel building will allow for a more secure and weather protected storage of certain high value equipment. The owner also intends to transfer certain season club supplies and file storage boxes into the steel building. Such items are currently in oversea containers on the site. Once emptied, the containers will be removed and disposed of. There will be NO hazardous materials stored in the steel building. 4. Site Access- Access to the site will be limited to maintenance personnel coming to and from the golf course via the existing access road. They will enter with service carts and trailers to drop off occasional access by trucks entering off MacArthur Blvd via the existing paved driveway, gated entrance, and gravel service road. No club member nor public access. 5. Hours of Access- The pick-ups and deliveries occur during daylight business hours and generally between 8am and noon. No night time nor weekend access. The majority of the pick-ups and deliveries are "by appointment" due to the need for a maintenance worker to unlock and lock the gate. (Attached are photos of the current site conditions and an index with explanatory descriptions and proposed status.)
