a. The existing use of the property is one single family residence; the zoning is R2 and the APN 423-
081-07.
b. Two residential units are proposed with each unit having its own separate utility connections,
including sewer, water, gas, electric, and telephone.
c. Wastewater collection is by the City of Newport Beach and treatment and disposal is by the Orange
County Sanitation District in Fountain Valley and Huntington Beach.
d. No public areas or parks are proposed.
e. No tree planting is proposed unless required by the city.
f. There will be a Maintenance Agreement or possibly a Homeowner’s Association that will govern
association property, common areas and exclusive use common areas.
