Both the subject lot (Parcel 1 on the submitted survey) and the adjacent lot (Parcel 2) have been graded and altered from their natural grades. Most notably, images #1 and #2 show that the site was extensively cut to keep the garage on the same level as the residence. The FFG of the garage is currently at 43.72’ which is ~6-7 ft lower than the 50-51’ contours on parcel 2. In addition, the southern PL wall of both parcels is a retaining wall that separate the grades of the Lot 123 by roughly 2’. The grade is similarly retained on the eastern side of parcel 2. These conditions are shown in images #3-#7. To account for the grading on the subject lot, we have developed a “Natural Grade” contour exhibit that reestablishes the grade prior to any modification on both Parcel 1 and Parcel 2. We have extended the 44’- 50’ contours on the northern portion of parcel 2 to follow the outline of Birch St and reconnect at their corresponding points on Mesa Dr. Contours 51’-55’ tie into the contours on the east PL of Parcel 2 and reconnect to the contours on Lot 123. Contours 51-55’ have been equally spaced to reestablish the natural slope up to Lot 123. Using these contours would provide a more accurate representation of the natural grade than the current condition of the site topography.
