November 4, 2020 City of Newport Beach Planning Department 100 Civic Center Drive Newport Beach, CA 92660 PROJECT SUMMARY 920 E Balboa Blvd. A request for a coastal development permit (CDP) to allow add 261 square feet of living space and 700 square feet of deck space on the third floor of an existing two-story single- fatnily dwelling with an attached four-car garage. The proposed development also includes adding 14 square feet of living space on the first floor and 93 square feet on the second floor. Remodel 2,000 square feet of interior space on the first floor and 2,286 square feet on the second floor. All existing appurtenances such as walls, fences, patios, hardscape, swimming pool, and drainage devices shall remain. The project is meeting the required setbacks for the site including the third-floor setback requirements. Due to the existing footprint of the existing structure we are not able to provide the required 480 square feet of "Open Volume Area" on the site. We are providing 42 square feet at the existing front porch / entry area. The project in no way whatsoever will impact coastal views from the boardwalk, bay, or beach area.
