OCEAN FRONT PROJECT SCOPE DESCRIPTION ROST ARCHITECTS ROST Architects is to propose a new construction two-story, single family residence on the existing foundation of 1740 E. Ocean Front with new landscape and hardscape. The proposed new structure is designed to be completely within the meets and bounds of the existing building footprint. Existing side yard site walls will remain. The project will include a two-car garage on the alley side of the property (project south), four bedrooms, five bathrooms, and a 3-stop elevator. The overall site area is 3,982 square feet with a maximum buildable area of 2,922 square feet. The building gross square footage is 4,198 square feet with a 743 square foot garage and 146 square feet of proposed hardscape.
