Delivery trucks would be forced to back in and out at a sharp angle across the bike path and sidewalk because the plan does not include an area to turn around. Also, the driveway would be squeezed between the entrance to the park and the existing utility building driveway, across a bike path frequented by kids riding bikes to and from CDM Middle/High School. 2) The increased population adjacent to the park would impede use by existing residents and likely impact the parking, as well. The proposed project meets the 2-per-unit code requirement, however many of the parking spaces are tandem so It is reasonable to assume the park's public parking lot will be used by residents and guests of the project. The parking is already inadequate during youth sporting events. 3) Multi-family housing is not in keeping with the existing single-family neighborhood. The proposed 21 units on a 1.3 acre lot will consist of 63 bedrooms. This is approximately 3 times the density of the adjacent housing. I ask that the City deny the General Plan Amendment and rezoning of the parcel at 4302 Ford Rd to multi-family residential. The condo project is not going to enhance this area at all. With 21 units it is only going to make the nice community the port streets busy and less safe. There will be more traffic coming in and out of old Ford Rd. Kids riding their bikes to school or walking will not be safe with the amount of traffic coming in and out of the condos. The height of the building is too high which is not needed either. The parking is a huge concern as they are not dedicating necessary spaces. The over flow and guests will be parking in the lot dedicated for the tennis courts, pickle ball, park etc. This area should be kept as open land, another pickleball court, another field but we surely don't need anymore housing. Any study the builder does on traffic will be during a time that it would be the most quietest and slowest time. During the 9 months of the school year old Ford Rd already gets backed up with people driving to school and work between 7:30-9 am. If we add more housing it will be ridiculous. This is not the space to squeeze in a condo project. I can't think of one positive reason to do this. Thank you.
