Dear Ben/City Planners/City of Newport Beach,
As a 37 year Port Street resident and homeowner, we are very much against the proposed 4302 Ford
Road development project.
Our concerns are primarily with the traffic hazards, safety issues, and environmental issues.
There is insufficient and possibly dangers ingress and egress to the proposed project for vehicles
(residents, deliveries, trash trucks and other commercial vehicles).
There is insufficient parking on the site itself for the number of residents proposed, let alone their
guests. This would require the use of the street (often no available parking) and the park parking
lot. Both the street and park lot are often completely full due to events/soccer games/etc held at the tot
lot, the park and the tennis and pickle ball courts. This is a hazard for all involved as well as a liability for
the City were an accident to occur.
This soccer field is used primarily for the very young soccer players, who attend with their parents and
often very young siblings. This presents a huge concern and potential danger.
Additionally, it will be dangerous for riders on the bike trail. Keep in mind that this bike trail is the main
route and and from CDM middle and high school. Traffic and bike hazard!
This development will likely cause light and noise pollution for residents in the adjacent properties, noise
from open windows, noise from the traffic and noise from the pool area.
We urge the City to vote against this proposed devlopment. The best use for this space would be an
additional park for our already growing community.
