Subject: Safety concerns about proposed Newport House development
(Apt/Condo project) at 4302 Ford Road
Dear Ben,
As a homeowner in Newport Beach who walks near the proposed Newport House
development, I am raising my concerns over the safety of the such a project.
I walk my dog near that area almost every day and the area of the exit / entrance of the
proposed underground parking garage is in an area that has extreme limited visibility. When
you are conducting your assessment, please consider the seasonality of the traffic flow in that
area. It is very busy in the summer and fall with young children and families.
My older kids go to CDM middle and high school – and that corner is already an extremely high
traffic area considering that it is also surrounded by MacArthur and Bonita Canyon road in the
external perimeter, adding another complex just further limits access to pedestrians, bicyclists,
scooters, etc.
In fact, the current situation with the dumpsters that are just down the road from this proposed
area is already causing a situation with my dog. Adding additional traffic will only raise
additional risk to the area.
This building should not be built in Newport Beach as it is a hazard to our community, children
and pets.
