Subject: Objection to proposed project at 4302 Ford Road
Dear Ben and Jeff,
I strongly object to the proposed housing development at 4302 Ford Road. At the very least, I
implore you to conduct a full environmental impact assessment and seriously consider the
safety issues resulting from this development.
How is it possible that this development would NOT have a serious impact on the environment?
There is already a dearth of open spaces and "wild" spaces for rainwater runoff and plant and
animal habitat. Building on and paving one of the few remaining spaces is environmentally
irresponsible. It is essential to conduct a full environmental impact assessment instead of
blindly assuming that the impact would be negligible.
Safety is a bigger issue. This housing unit is proposed to be built in a recreation area for
children. Children are riding bikes, skateboards, walking dogs, etc. all time in this area. Children
use the sidewalk adjacent to which the proposed new housing will be built to go to and from
CDM and the city park and to their Port Streets houses. Their safety will be severely impacted
by the cars, delivery trucks, service trucks, etc going to and from the proposed new housing. It
is nothing short of irresponsible to allow this housing to be built in this area.
Finally, quality of life... I invite you to participate in the weekday morning gridlock trying to get
out of the Port Streets for school drop-off or work commute. It is ALREADY challenging. I invite
you to find parking on "soccer game Saturdays", combined with "birthday party Saturdays"
right in the area where this development is proposed. It is ALREADY challenging. Of course the
residents of the new housing will be parking in the lot for the park, because there is not enough
parking planned for the proposed housing. I invite you to struggle to put down a down payment
and commit to a 30 year mortgage to afford a house in the Port Streets, so that you can raise
your family in a safe and child-friendly neighborhood, only to find out that your city planners
have decided to deviate from the Newport Beach master plan, forgo an environmental impact
report, disregard safety concerns, and allow a new, multi-unit housing unit in your
neighborhood. This is a slap in the face to all of us who live in the Port Streets.
Please do your job responsibly and ethically and do not let this housing unit move forward as
proposed.
