Mr. Zdeba,
I am a resident in Newport Beach. I live at 1835 Port Sheffield Place. Port Sheffield is the first
street as you enter the Port Streets neighborhood closest to the proposed development.
I am writing to express my strong opposition to the proposed residential project referred to as
“4302 Ford Road”. This project is not welcomed by ANY of the 15+ Port Street residents that I
have spoked to.
Thankfully, the Sports Parks on Ford Road attract large volumes of families for baseball, soccer,
tennis, pickle ball and picnicking. I ask you to come see the number of cars in the park’s
parking lot and on the curb of Ford Road on Saturday or Sunday. We do not want have more
cars (both residents of the development and their guests, delivery vehicles, etc…) taking up
spaces in park’s parking lot or on the road. Surely, this result in people parking on Port
Sheffield and Port Abbey. This parking should be available to the residents and the guests on
these streets.
Furthermore, the design of the driveway leading to the underground parking lot is NOT safe! It
does not have room for a turnaround. This means the large volume of delivery vehicles coming
to the property will have back out onto Ford, a road that is frequented by children on bikes,
skateboards, etc.… . The design of this entryway is clearly dangerous to the citizens and
guests of Newport Beach.
The best use for the land on which the proposed development is being considered, by far, will
be for the City of Newport Beach to expand the existing park. A park will be enjoyed by many
over decades to come.
Please let me know when the next public city meeting will take place regarding the 4302 Ford
Road project. I wish to attend and express my opposition in person.
