As the building is being constructed on open space, I cannot imagine how this can be the case. Of course, there will be environmental impacts and they need to be assessed prior to approval of the project. Please require an assessment of aesthetics, geology and soils, water quality (especially due to run off), noise impacts, lighting, recreation (especially how it impacts the public park adjacent to it), land use, environment, parking, traffic, and safety. Many of us are quite concerned that the driveway going into the project will cross the bike path that kids use to get to CdM High School in the mornings and afternoons, and the general pedestrian foot traffic, that this will be a significant safety concern. Please require a full Environmental Impact Report (EIR) to evaluate all these concerns. Also, please add my email, nrodman1@gmail.com to all communications regarding this project. Thank you, Nancy Rodman, 1807 Port Manleigh Place Newport Beach, CA 92660 949 280 9443 nrodman1@gmail.com
