Please see my formal opposition to the project and the findings in the poorly developed environmental study related to the project.. As a local resident and owner of multiple properties in the City of Newport Beach that will personally be negatively impacted, and on behalf of my own and the many neighborhood children also negatively impacted in terms of safety, environmental conditions altered by this project, the City should not approve of any further action, rezoning or otherwise, for this project without extensive external analysis, external studies and lengthy, considerate community involvement. The simple fact is that the land being reviewed is not zoned for the proposed use for good reason, and should not be altered for the benefit of an ill-conceived project that is harmful to residents, creates an unsafe environment for children and take away green space, environmental land that could be maintained as open space by the City. I'd be pleased to provide any additional input. I am confirming reception. I will keep your email as part of the public record and will attach it to the Planning Commission staff report as correspondence received when this project goes for public hearing at a future date to be determined. There was a Planning Commission study session held Thursday, April 18, to introduce the project to the Commissioners and the public. No action was taken at this meeting. The agenda packet and a video recording are available here. There has also been an environmental document prepared for the project. It is available here for review. Comments on this particular document are due by May 6, 2019; however, you may comment on the project at any time. If the applicant chooses to move forward, there will be: 1. A public hearing with the Planning Commission wherein action will be taken on the project; 2. A public hearing with the John Wayne Airport Land Use Commission because this is a legislative action that would change land use within the airport planning area; and 3. A public hearing with the City Council where a final action will be rendered. On that note, I will add your email address to the interest list, so I can keep you informed as to when any upcoming hearings are going to occur. If you are interested, the City also has an online “eNotifications” system, which you can sign up for here. Be sure to opt in for “Planning Commission” and “City Council Public Hearings.” Thanks again and please contact me if you have questions. All my best, Ben Z. BENJAMIN M. The proposed project’s impacts on the following issue areas would be less than significant with the implementation of mitigation: Biological Resources, Cultural Resources, Geology and Soils, Noise, Tribal Cultural Resources. All impacts would be less than significant after mitigation. The project is ill conceived for that location for a number of reasons and will have negative impacts on the neighborhood, traffic (already a problem and no easy in/out access on that road), the local school and the environment. Appreciate it if you can include my formal opposition on City records -- and if necessary, include 3 separate times for the 3 properties I own in the City - thanks.
