HomeMy WebLinkAbout20180524_Ford Road Residential HandoutAs of May 24, 2018 FORD ROAD RESIDENTIAL (PA2017-228) 4302 FORD ROAD Project Description: A request to amend the General Plan and Zoning Code to change the land use designation for an existing vacant site from Public Facilities to Multi-Unit Residential. The applicant proposes to construct a 38,346-square-foot, three-story, 21-unit residential condominium project. All required parking will be provided in a subterranean parking garage. The unit mix will vary between 2 bedrooms with 2.5 bathrooms and 4 bedrooms with 3 bathrooms. A common outdoor amenity area is also proposed and it includes a pool and pool house to serve residents of the private condominium community. Discretionary/Legislative Actions:  General Plan Amendment – to change the land use designation from Public Facilities (PF) to Multi-Unit Residential (RM) and establish a development limit for the site.  Zoning Code Amendment – to change the zoning district from Public Facilities (PF) to Multi-Unit Residential (RM).  Site Development Review – for the residential construction of 5 or more dwelling units with a tentative map to ensure the development complies with all applicable Zoning Code standards. Also requested is an increase in the allowable height limit to 37 feet where the Zoning Code limits the height to 33 feet.  Tentative Tract Map – to adjust the lot lines and allow the individual sale of each residential unit. Environmental Information:  Mitigated Negative Declaration (MND) to address reasonably foreseeable environmental impacts resulting from the legislative and project-specific discretionary approvals pursuant to CEQA. Mitigation measures would be required where necessary.  Water Quality Management Plan (WQMP) – required, as the development contains 5,000 square feet or more of redeveloped impervious surfaces. Development Impact Fees:  In-Lieu Park Dedication Fee – $548,625 ($26,125 x 21 residential dwelling units).  Fair Share Traffic Fee – TBD, subject to increase.  Transportation Corridor Agency Fee – TBD, subject to increase.
