Box 1768 Newport Beach, CA 92658-8915 Re: 4302 Ford Road Site Development Review – Major No. SD2017-009 Tentative Tract Map No. NT2017-004 Lot Line Adjustment No. LA2017-002 General Plan and Zoning Code Amendments (PA2017-228) Dear Mr. Benjamin M. Zdeba, Below are the compiled responses from the design team to the Planning Division comments received on 09/18/18 for Ford Road Residential Project. From David Keely of Public Works Corrections and Comments: Responses: 1.Provide Lot Line Adjustment Documents. Currently coordinating with AT&T to help them record a lot line adjustment per linework shown on our plans. 2.Driveway Approaches shall be installed per City Standard. Detail on sheet C-1 updated to show a 6-inch rise with a maximum slope of 10% on the driveway and a maximum 2% slope across the parkway prior to the down slope. Additional detail added to show transition to zero height curb adjacent to the park entrance. 3.Identify the proposed water service size for domestic, fire and irrigation. State Health department deferred to IRWD when contacted. IRWD is ok with the configuration shown on the current plans. Included with this submittal is a list of questions IRWD has for the City that may require a meeting to discuss. 4.Identify the proposed lateral size for the Sewer Lateral. A manhole has been added in the street prior to the cleanout shown at the property line. 5.A waiver by the Utilities General Manager. Currently attempting to coordinate with the Utility department to determine status of the waiver. Last correspondence indicated that the waiver could be granted but that they needed to look into a code section. No further correspondence has occurred despite repeated attempts. Mr. Benjamin M. Fire Access Easement documents shall be per separate instrument per discussions with David Keely and Ben Zdeba. Documents have been included with this submittal for review. 7.Proposed Trees within City Property or City right of way. Noted. 8.Sidewalk within the Public ROW shall be per City Standard. Construction Note Updated. Sidewalk color and finish to be per city standard. 9.Fire department will not share access with service/trash and moving trucks. Please clarify with Fire. A meeting was held with the applicant, David Keely of Public Works, and Susan Guzzetta of Fire on October 10th to discuss this comment. It was agreed upon by all parties that Fire’s primary access for the site will be through the neighboring AT&T site in form of a Fire Access Legal Description and Exhibit submitted by Psomas to the City of Newport Beach. Fire will have secondary access in the Service/Trash location. Both access points have been noted on sheet A0.40 Fire Access Diagram. From Steffen Catron of the Utilities Department Corrections and Comments: Responses: 1.Reclaimed Water. State Health Department deferred to IRWD when contacted. IRWD is ok with configuration shown per attached correspondence. See correspondence as well for a list of questions IRWD has for the City. 2.Manhole Information Required This is not a manhole.
