Below you will find point-by-point responses to your plan check corrections. 1. Acknowledged 2. Acknowledged, please see the revised roof plan, sheet A-3.0. 3. Please refer to the attache~ Email communication regarding this item. 4. Acknowledged, please see the revised area plans, sheet A-4.0 5. In schematic design phase A/C units were located there and the name never been revised. Please see revised area plans, the name revised to 1st and 2nd floor left side open space. 6. We recalculated it, per our field survey the total buildable area is 2,206.10 s.f. and thus the required open space is 330.91 s.f. (2,0206.lOX0.15=330.91 s.f.). Please see the revised area plans (We also pushed the master bedroom wall 1" back) total provided open space is 331.36 s.f. which meet the minimum requirement. 7. Acknowledged, please see the revised elevations, sheets A-4.0 & A-4.1. 8. Please see the revised roof plan, sheet A-3.0, we added the keynote for clarification, this is a skylight and doesn't need to slope 3:12. 9. The plans cannot reflect any improvements across the property line, so the gutters should be removed from the plans. Based on the comments I have a couple of clarifications before we finalize our responses: Item #2 -The object in reference is a gutter. This is a non-structural item and would be elevated above any truck that may pass through the alley. Do we need to remove this gutter or is it acceptable because it is not a structural component? Item #3 -The 36" clear requirement is to structure and should not be enforced to the trash cans as they are movable. We have not had to comply with this before, so please provide the code reference that limits the trash cans in this area or confirm that this will not be an issue upon re-check. Items #4-6 -We will clarify our calculations. Item #8 -The roof in reference is a skylight which is not limited to 3: 12, but is limited to 6" above the maximum 29' ridge height which we comply with. The other items are self-explanatory, so I thought that it would be best to get ahead of these items before re-submitting. Please feel free to give me a call to discuss if easier. Thanks!
