CORRECTIONS:
1. FYI: Plan check plan sets will be required to have Coastal Development Permit approval letter
(Resolution) printed on a plan sheet. 2. The project site has a zero (0) rear setback. The Roof Plan (Sheet A.3) shows a minor
encroachment across the property line and into the alleyway. Please revise so that all of the structure, including eaves, are contained within the private property.
3. A minimum 36-inch wide passageway must be maintained in either one of the side yards. As currently proposed, the fireplace chimney encroaches into this clearance on one side and the trach container storage area encroaches into the other. Please revise to provide required clearance on one side. 4. On the Area Calculations (Sheet A.04) please add the dimensions of the floor area calculated into the total for the First and Second Floor levels. 5. Also on the Area Calculations (Sheet A.04) please clarify what the A/C abbreviation on the 2nd and 3rd floors is referring to (does not appear to be air conditioning).
6. Please recheck and clarify the Open Volume calculations. By my math the required open volume area is minimum 332 square feet and dimensions show approximately 228 provided. 7. Please draw in property lines on Elevation Views to depict relationship of structure views to the adjacent property lines.
8. Sheet A4.1 appears to show flat roofs (and/or elements with less than 3:12 slope) above the maximum 24’-0” height limit. Refer to my red-lines. Please review and revise to comply. 9. The Topographic Survey must be signed by the preparer. 10. FYI: Fence and walls heights will be checked at plan check phase.
